We start from what your home would realistically sell for on the open market, then adjust for its condition, the work it needs and the costs and risk we take on by buying quickly for cash. Our offers are usually around 75% of market value, depending on the property and your situation, and we explain how we reached the figure before you decide anything.
What we look at
- Recent sold prices for comparable homes nearby, using public Land Registry data and local knowledge.
- The condition of the property and the cost of any repairs or modernisation it needs.
- Tenure, including the remaining lease length, ground rent and service charge for leasehold homes.
- Anything that affects saleability, such as non-standard construction, structural movement or title issues.
- The timescale you need and the costs we carry while we own the property.
Why a cash offer is below full market value
Selling to a direct cash buyer trades some of the price for speed and certainty. There is no estate agent commission, no chain and no buyer's mortgage that could be declined, but we have to price in refurbishment, holding costs and the risk of reselling.
If getting the highest possible price matters more to you than timing, an estate agent sale may suit you better, and we will tell you so.
What you keep
There is no fee to receive an offer and no estate agent commission. We contribute towards your legal fees. The amount depends on the property and the sale, and we’ll confirm it as part of your offer. The price we agree is the price you receive, before your own mortgage redemption and any other debts secured on the property.
From offer to completion
Our offer is subject to a property visit or desktop valuation and the usual legal checks. Nothing is legally binding until exchange of contracts. Where needed we can complete in as little as 1–2 weeks. Every situation is different, and we can time completion to fit around your onward purchase.
