Quick house sale questions answered

Straight answers about selling your home to SimplySell, a direct cash buyer in England and Wales.

About SimplySell

What is SimplySell and how does it work?

SimplySell is a direct cash house buyer, not an estate agent. We buy your home from you ourselves, so there are no estate agents and no chain. You submit your details, we assess the property, make a cash offer and, if you accept, we work with your solicitor through to completion. We contribute towards your legal fees, and where speed matters we can complete in as little as 1–2 weeks.

Is SimplySell a genuine cash buyer?

Yes, we buy properties with our own funds. That means there is no mortgage to arrange, no lender to satisfy and no chain, which is what allows us to move at speed.

Which areas do you cover?

We buy properties across England and Wales. If you are unsure whether we cover your area, get in touch via WhatsApp and we can confirm.

The property

Will you buy a property in any condition?

In most cases, yes. We buy properties that need renovation, have structural issues, damp or subsidence, or have been vacant for a long time. You do not need to carry out any repairs before the sale, and our offer will reflect the condition of the property.

Do you buy leasehold properties?

Yes, we buy leasehold properties. We will need to review the lease, including the remaining term and any ground rent or service charge. Short leases, typically under 70 years, can be more complex but we deal with these regularly.

Will you buy if my property has structural problems?

Yes, we regularly buy properties with structural issues such as subsidence, movement or significant disrepair. These factors will be reflected in our offer, but we will not walk away simply because a property has problems.

What types of property do you buy?

We buy houses, flats, bungalows, terraced, semi-detached and detached properties. We also consider certain commercial premises and land. If you are unsure, contact us and we will advise.

Your situation

Can you help if I am facing repossession?

Yes, and the sooner you contact us the better. We can move quickly and, in some cases, can exchange contracts within days, which may allow the sale to complete before repossession. Please get in touch via WhatsApp as soon as possible if this applies to you.

Can you help if my sale has fallen through?

Yes. A collapsed sale is one of the most common reasons sellers come to us. We can step in with a cash offer and move forward quickly without the uncertainty of the open market.

What if I am in a chain?

Because we are a cash buyer, we are not part of any chain. If you need to break a chain so the rest of a sale can proceed, or your own purchase depends on selling first, we can help you move forward.

Can you help if I am in negative equity?

It depends on your individual circumstances. In some cases we can work with lenders to find a solution. Contact us to discuss your situation and we will be honest about what is and is not possible.

Can you help with a probate or inherited property?

Yes, we buy inherited and probate properties regularly. We understand these situations can be emotionally difficult and we work sensitively and professionally to make the process as smooth as possible.

Fees and offers

How much will you offer for my property?

Our offers are usually around 75% of market value, depending on the property and your situation. We start from the open market value and adjust for condition, location and timescale, because a cash sale trades some of the price for speed and certainty. We will always explain our offer and the reasoning behind it.

Are there any fees to use SimplySell?

No, there is no fee to receive an offer and we do not charge estate agent commission. We contribute towards your legal fees. The amount depends on the property and the sale, and we’ll confirm it as part of your offer. The price we agree is the price you receive.

Is your offer binding?

No, nothing is legally binding until exchange of contracts. Our offers are subject to survey and legal searches, as with any property transaction. Once we have carried out our checks and confirmed our offer in writing, we do not renegotiate without good reason.

The process

How quickly can you complete?

Where it is needed, we can complete in as little as 1–2 weeks. Every situation is different, and we can time completion to fit around your onward purchase. Timing also depends on your solicitor and the legal process.

Do I need my own solicitor?

Yes, you need an independent solicitor to act for you. We contribute towards your legal fees. The amount depends on the property and the sale, and we’ll confirm it as part of your offer. We can also suggest solicitors experienced in fast cash sales if you do not already have one.

What happens after I submit an enquiry?

We contact you, usually by WhatsApp and usually within a few hours during business hours. We ask a few questions about your property and situation, arrange a valuation and come back to you with a no-obligation cash offer.

Will I need to allow viewings or a survey?

You will not need to host repeated viewings. We arrange a single property visit or desktop valuation as part of our assessment, and you do not need to prepare the property as you would for an estate agent.

Still have a question?

Get in touch via WhatsApp and we will answer personally, usually within a few hours.
